This home for sale on Long Beach Island is a rare find.

It’s both the property and the house that make it special.

The property spans 1.37 acres and stretches from Long Beach Boulevard to Barnegat Bay. And the house is not your typical beach cottage. It’s a Mid-Century modern designed by a renowned Philadelphia architect, Beryl Price.

The five bedroom, four bathroom coastal contemporary in Loveladies is listed for sale for $7,495,000.

“I think it’s going to be a special, discerning buyer who wants to have a feather in their cap,” said Sean Adams of Re/Max at Barnegat Bay, the listing agent.

The property has been owned by the same family for 70 years, when it was purchased for $4,000 on Nov. 6, 1952.

Adams calls it a “legacy” tract.

“It is the last remaining bayfront tract that stretches from boulevard to bayfront that does not already have a special improvement on it,” he said. “It’s an open canvas for someone.”

The typical lot size in Loveladies is a quarter acre.

“This is more than six times the average lot size for Loveladies,” Adams said, “which is more than twice the lot size of the rest of Long Beach Island.”

Loveladies is the high-end area of Long Beach Island. Up until the early to mid-1980s, it was still mostly undeveloped. Then, mostly affluent people went there and built estates, he said.

Celebrities mingle undisturbed among titans of finance and industry. “Multiple billionaires live here, quietly,” Adams said.

The property has subdivision possibilities or it could be made into a private compound.

The home, built in 1972, is two stories and 2,433 square feet. It has wood paneled walls and hardwood floors in most rooms and large windows.

The first floor has a bedroom, bathroom, utility room and storage.

The second floor has a living room, dining area and kitchen in the center. A primary bedroom with an en suite bathroom is on one side of the living area, while two additional bedrooms and a bathroom are on the other side.

There is also a 677-square-foot apartment with one bedroom, one bathroom and another kitchen, dining area and living room.

The home has street and bay-facing decks and a tennis court located between the home and the street. It also has 105 feet of water frontage.

“It’s very well designed and extremely well built,” he said, adding that “But, at the end of the day, the likelihood is that someone will buy it for the land.”

The listing has attracted a lot of attention in less than two weeks on the market.

“We’re already pushing 2,000 views and something like 20 saves,” Adams said. There have also been five showings.

“For a property at this price point, that only so many people can afford, I’m very happy with the amount traffic and interest.”

One person who looked at it said it’s a ‘gorgeous piece of property,’ he said. “The trees, the serenity. It’s a really private property. You almost don’t know anyone else is on the island. And that’s what’s going to sell it. That’s what people want.”
