Several new businesses are coming to the redeveloped Monmouth Mall in Eatontown, New Jersey, in 2026.
Now called Monmouth Square, the five new tenants take up close to 50,000 square feet of the shopping center owned by Kushner Companies, according to Asbury Park Press.
The new eateries and fitness center are part of renovations to the shopping mall, which is becoming an open-air market with luxury apartments. They include:
- New York City pizzeria Prince Street Pizza
- Fast casual Mediterranean chain Cava
- Premium ice cream shop Van Leeuwen Ice Cream
- Long Branch, New Jersey-based coffee shop Offshore Coffee Co.
- Fitness studio Strong Pilates
They will join the new Whole Foods Market, which is under construction and will anchor the mall when it opens in 2026.
The businesses will also be situated next to the recently relocated Barnes & Noble, AMC Theatres, Macy’s, Boscov’s, Buffalo Wild Wings, LensCrafters and Senior Citizens Activities Network (SCAN). These existing stores, restaurant, movie theater and SCAN will remain open as construction continues.
According to Kushner Companies, 75% of the retail section of Monmouth Square is now pre-leased.
The New York-based developer plans to convert the building from a traditional mall into a town center. It already demolished 40% of the mall’s retail space in September 2024 to make way for the revamped layout.

The newly designed shopping and dining area will have individual buildings for each business and medical office along with 1,000 new luxury apartments surrounding green space and walking paths. The setup is similar to Kushner Companies' Pier Village in Long Branch with luxury apartments, retail and dining, including its own Offshore Coffee Co.
Monmouth Mall has been a fixture in Monmouth County for 66 years since opening in 1960. While the renovations bring back the mall’s original outdoor concept, the 1.5 million square feet of retail space was reduced to 900,000 square feet.
New Jersey natives will remember the Monmouth Mall for its massive size. It was once considered New Jersey’s largest shopping center and one of the 10 largest enclosed malls in the U.S.
